MoCA adapter needed?

Hi,
Just trying to confirm what I need to set up a Tivo Mini with Xfinity. At present, a single cable enters my house in the attic and goes through splitters to outlets in 3 rooms: 1) the office, where its connects to an Arris TM822G modem, 2) the living room, where it connects to an Xfinity box on our main TV, and 3) the bedroom, where it connects to another Xfinity box on a second TV.

My plan is to put the main Tivo in the living room and a Mini in the bedroom, replacing both of the Xfinity boxes. As there is no ethernet connection anywhere near the living room, my understanding is that I must install a MoCA adapter in the office near the modem; a wireless ethernet adapter will not suffice. Is that correct?

How do my Xfinity boxes get the program guide, software updates, etc, without MoCA? I've read that wireless is "not fast enough" but, if so, why can we watch Netflix, Hulu, etc, via wireless without any problem?
